August 1st Lake Ridge announces 2027 rent increases!
Lake Ridge Estates is a lake front manufactured home community located in Iowa City, Iowa. We are the community residents association.
We are a part of the Iowa Manufactured Home Residents Network and Johnson County Residents United. Once you are a part of this group you have special legal protections. Landlords cannot retaliate (raise rents, decrease services, threaten or bring an eviction action or fail to renew a lease) because in the previous 12 months you have :
Organized or become a member of a tenant organization (that is us).
Complained to an agency about building or housing code violations.
Complained to the landlord about not maintaining fit premises.
Exercised any right or remedy under Iowa’s manufactured home law.
NOTE: They can raise rents, they just cannot single you out for a rent increase due to the above activities.
This is what we expect from our community owners…
Clean, drinkable and reliable water including back up generators that kick in when the electricity goes out.
Safely lit streets.
Snow removal, clear and passable streets.
Tree maintenance.
ADA accessible storm shelters.
Moratorium on rent increases.
To obey all sections of city, county and state health codes.
To follow all laws that apply to landlords.
Keep all common areas clean, well-lit, and safe.

Important Facts for Manufactured Home Residents
Park owners MUST follow legal process before trying to evict you.
If you receive a notice that says “3-Day Notice to Cure” that threatens eviction, this is NOT an eviction notice. The language of the notice is confusing, but basically, it means you have 3 days to pay your rent. You do not need to leave your home if you receive this notice, even if you cannot pay within three days. If your landlord files for eviction, you will receive official notification with a court date. If you get this notice, it means the landlord has filed to evict you. However, you cannot be evicted until after a court hearing where you have a chance to tell your side of the story. If you receive a 3-day notice or an eviction court date, you can seek free legal assistance. Iowa Legal Aid provides free legal representation to eligible households. Their number is: 1-800-532-1275.
If you are unable to pay rent.
Some agencies may have rental assistance available. Do NOT wait. It is important to seek help as soon as possible.

You have a right to speak up and organize with your neighbors!
Landlords cannot retaliate (raise rents, decrease services, threaten or bring an eviction action, or fail to renew a lease) because in the previous twelve months you have 1) organized or become a member of a tenant organization, 2) complained to an agency about building or housing code violations, 3) complained to the landlord about not maintaining fit premises, or 4) exercised any right or remedy under Iowa’s mobile home law.
Park owners must give written advance notice if trying to end your lease or increase rent
If the park owner is trying to end your lease, they must give at least 90 days written notice.
Park owners must notify you in writing of a rent increase 90 days in advance. Park owners must notify you of all changes to park rules and regulations 30 days in advance.
